What are the monthly costs at Logan Point?
All residents pay monthly lot rent.
If you purchase a home, you pay lot rent plus any home-related costs (for example, your loan payment if financed).

What utilities are residents responsible for?
Utilities are the resident’s responsibility unless a listing states otherwise. We’ll confirm utility responsibilities during the inquiry process.

Some homes are offered through Logan Point management, and some are sold directly by current residents (owner sales). Each listing clearly shows who to contact and how to get details.
Do buyers have to meet community qualifications before purchasing a home?
Yes. All buyers complete a prequalification process before purchasing a home in Logan Point. This helps make sure the community is a good fit and creates a smooth path for qualified buyers to move forward.

Do you offer financing?
Financing options vary by home and seller. Some homes may have financing available; others may require outside financing or cash. The seller will explain the options.
Can you hold a home for me?
Homes are generally not held without completing the required steps. We prioritize qualified inquiries so homes go to applicants who are ready to move forward.
Qualifications & Application
What qualifications do I need to meet?
In general, we verify income, rental history, and run standard credit and criminal screening. All adults (18+) must apply and be approved before moving in.
Do I need to be prequalified before purchasing a home?
Yes. All prospects must be prequalified before moving forward, including management homes and owner-sold homes.
What is the minimum income requirement?
Household income must be at least 3x the monthly lot rent and/or total monthly housing obligation, as applicable to the home.
Do all adults have to apply?
Yes. Each adult (18+) who will live in the home must complete an application and pass screening.
What screening do you run?
Screening includes credit history, criminal background, eviction history, and rental/landlord verification.
Is there an application fee?
Yes. There is a non-refundable application/screening fee per adult (18+) (and per co-signer, if applicable).
Move-in funds and timing vary by home type and transaction. We’ll confirm required funds and deadlines once you’re prequalified.
Are pets allowed?
Pets may be allowed with restrictions and must be approved prior to move-in.
Do you follow Fair Housing laws?
Logan Point is an Equal Housing Opportunity community. Qualification standards are applied consistently to all applicants.

Yes. Logan Point was previously spelled "Logan Pointe." When the community came under new management in 2025, we simplified the name to Logan Point. Same lakefront community in Cropwell, now professionally managed with ongoing improvements.
